Selling a Property, Conveyancng Solicitors Aberdeen & Stonehaven
The conveyancing solicitors at James & George Collie are experts when it comes to helping clients through the process of buying or selling their home as simply and efficiently as possible. Our team of locally based property lawyers will provide you with comprehensive advice that is clear, straightforward, and free of legal jargon so that you are fully informed about your options throughout the course of your transaction.
Our solicitors are trusted by generations of families to provide honest and dependable advice on a host of legal matters. Our firm has been established in Aberdeenshire for over 175 years delivering a service that is high in quality and fair in price. Today, we combine our traditional values with a progressive approach to delivering legal services that not only meet our clients' expectations but exceed them.
At James & George Collie we offer a one-stop service to deal with both estate agency and sale conveyancing. The sale conveyancing deals with the legal and technical aspects of the sale. This involves concluding the contract (known as missives), processing the transfer of title and updating searches as necessary.
Instructing a Home Report
When selling your home, it is necessary for a home report to be prepared before your property goes on the market. The home report is comprised of three documents that provide detailed information about the property that will be made available to prospective buyers. These documents are a Single Survey, a Property Questionnaire and a Performance Certificate.
With decades of experience across our residential property team, we have built reliable and robust working relationships with other professionals working in the property sector, such as surveyors and valuers, who can assist you in selling your home. Our property solicitors can instruct a home report on your behalf and will liaise with the purchaser's representative, answering any questions promptly and efficiently to progress your sale as quickly as possible. When an offer is received, we will communicate this to you immediately. Our skilled and experienced team can advise you on whether an offer is acceptable and act on your behalf to negotiate with the buyer's solicitor should this be required.
For further reading on Home Reports, you can view our "What is a Home Report & Why Do I Need One?" blog post here.
Concluding the Sale
On completion (date of entry) we will attend to the repayment of your mortgage and ensure that the net sale proceeds are credited to your bank account promptly. Should you be selling and buying on the same day, we will arrange to coordinate both transactions on your behalf.
If you require any adjustments to your existing title deeds, we can offer specialist advice and a quality service. These title adjustments can include alteration of boundaries, new rights of access or the introduction of servitude/wayleaves for new supplies of water, drainage or sewerage. For information and advice, please contact any of our Residential Property Partners who will be delighted to assist.
